Mortgage lending continues to tighten up for both residential and commercial mortgage loans, and stated income loans may be banned nationally in the near term after the Senate recently voted to pass a bill in favor of the banning of "no income verification" or "stated income" mortgage loans. As a result of the tightening of the financial markets, real estate values may continue to fall in both the near and the long term.
